If you’ve recently been in the back stairway of the house (by the boiler room) you’d notice that there is a 2+ inch gap between the concrete walls. We had thought it was the one wall closest to the Phi Delt’s that was falling down away from the house. However, we have recently discovered through having multiple contractors out to the house that it is actually the rest of the house falling away from this wall due to the roof drains not properly draining under the house. Thanks to these either being broken or clogged, every time it rains, the underside of the house gets more and more “washed out”. As of right now this project has cost us about $5,000 and the end solution could reach as high as five figures. After this is taken care of, the badly leaking roof will be next on the list of projects to take care of.
6/8/11 UPDATE: We have had the contractor out at the house for the last two days digging an initial hole in the house flooring in order to hopefully find the root-cause of the issue we are facing and as of this morning have no answer (will hopefully have one by the end of the day today).
